The size of a luxury hotel should be approx. 100 gross sqm per room => 100 rooms => 10,000 sqm

The renovation of a 5 star hotel requires € 4500-5000/sqm(project team selection and implementation plus suppliers already tested)

Revenues forecasted in the range of € 8-12 million (details in the feasibility study of each case)

Expected occupancy rate of 75-77%; RevPAR € 219-273; Average Daily Rate € 330-350

Hotel will be designed with reduced energy and staff costs, then: GOP = 45-55%, amounting to a minimum of € 4.5 million (€ 10 millions revenues) from which to deduct taxes and management fee, leaving a significant margin to the property for depreciation and profit.

All figures to be refined with the business plan specific for each location
