    The Hollywood Model

    Unlike some other architectural design offices, we do not sponsor the

    "atelier" system, a term left over from the Beaux Arts past that

    means that separate design teams are set up within the office to take

    one project at a time and carry it through from the very beginning to

    the end. Our office is much more responsive and simply structured.At F:A, we promote the interaction of specialists in each stage of

    design and production that move in and out pretty much in the way

    films are made. Just one person stays with a job all the way, and that

    is the Integrated Project Team Leader, responsible overall for

    everything, and who is the one person, aside from the principal,

    authorized to deal directly with the Client.

    This way, we can avail the best talent posible for each Project. We

    promote the value of open collaboration, producing innovative

    products for our Clients, avoiding copycat buildings and tired

    solutions. This approach not only fosters innovation but does it at

    Jaime Fournier-Ferr AIA

    Architect Fournier is a graduate of Georgia Tech (Masters of Architecture 1976) and a

    prolific designer. Jaime has devoted his entire career to design. From 50-story buildings

    to three-socket incandescent light bulbs, Jaime will tackle any design issue. Design

    challenges are by nature, complex and deserve a bit more than a step-by-step plan in

    order to resolve emerging nuances. That's where Jaime loves to come into action. Jaime

    2-engine Fire Station, San Lorenzo PR

    The San Lorenzo Fire Station welcomes visitors whotravel to this town through the Chayanne Expressway. Itis shaped by local vernacular residential architecture,avoiding institutional clichs. The facility is split along acorridor spine, allowing each half to develop its own roofand skyline profile. The stairwell acts as a large windowto the Municipal Police Station and 9-1-1 EmergencyResponse Center.

    The two-engine garage is located off the main road,allowing the main faade to develop fully without the

    encumbrance of the boxy garage structure.The upper living quarters include relaxation andovernight facilities, while the ground floor includesoffices and receptions areas, with access to the firetrucks. The building facades react to different planesand colors, giving the structure additional volumetricpresence.

    Police Station and Emergency Response

    Center, San Lorenzo PR

    The Police Station and Emergency Response Centerare part of the local Public Security Complex thatincludes the Fire Station. The Police Station and theFire Station act as gateway to the town on the northernaccess route The front portion of the building respondsto the Fire Station architecture, facing the ChayanneExpressway.

    The facility includes offices, muster rooms, conferencerooms, temporary living quarters, a gym and a 5-vehiclegarage. The Police Station building is connected to the9-1-1 facility through a vertical circulation core entrancethat serves as a preamble to the public use of the roofterrace.

    The facility conveys a sense of openness andfriendliness as opposed to other similar facilities whichare seen more as fortresses or unaccessiblegovernment institutions.

    San Rafael Town Village, Trujillo Alto PR

    The San Rafael TownVillage residential community consists of

    38 single-family homes, featuring 4 bedrooms and 2-1/2

    baths. Located on 7 lushly landscaped acres, the residential

    complex is sited in a secluded self-contained development,highlighting natural water and land features. Prior to

    designing the units, fournier:arquitectura csp led the re-

    zoning efforts that paved the way for this project.

    Residences are priced to sell in the $350K market. The new

    recreational area and community park was designed as an

    open space but also functions with a dual purpose in the

    overall management of site storm water drainage system.

    Over an acre was left untouched to enhance the overall

    development. Other characteristics of the development that

    make it both unique and desirable include a selection of avariety of facades for uniquely designed models, enhanced

    vegetative walks and the catalyst for future designed

    environments for the surrounding areas.

    Presently, rows of run-down houses will make way for

    revitalized neighborhoods and communities and improved

    access roadways.

    Aleometal Offices and Showroom, Carolina PR

    Aleometal is a well-established name in the metal andsteel fabrication industry, specializing in architecturaland industrial applications. The new shop-showroom islocated in a pre-engineered steel building originallyfabricated to serve a shelter for a basketball court. Thesuperstructure was erected on a corner site of theVictoria Industrial Park in Carolina and the cladding and

    masonry base were suited for the new use.

    Offices are located on a new mezzanine built to provideadministrative offices above locker/utility areas andsupervision overlooking the main metalshop. Thebuilding provides two loading berths within the 12,000SF facility..

    Naranjos 702 Condominium, San Juan PR

    Naranjos 702 is a rehab project developed in Miramar, ahistoric district in San Juan. The design had to beapproved by the Instituto de Cultura Puertorriqueabefore construction could begin. The architecturalsolution proposed going back to the original art-decodesign, as the building had been previously defaced byhits multiple renovation attempts. An additional

    penthouse floor was incorporated in steel and masonryconstruction, to make the project, feasible. The buildingis located in a privileged location within the district as itanchors an important tree-lined street within Miramar.Each apartment was provided with its own tandemdouble garage, making the apartments, more attractiveto potential buyers..

    Pearl at Condado Residences, San Juan PR

    Pearl at Condado is the tallest structure to be built at theexclusive Condado area of San Juan. Crowning at 37stories, the 4-story penthouse tops 72 luxury apartmentsfeaturing public areas designed by Philip Starck,showcasing local artists pieces. The reinforced

    concrete structure is skinned with blue-green low-eglazing and highly polished aluminum framing. Thetower features a midrise tea room and a sundeck plazaover two lagoon-facing condos, next to the eight-storyunderground parking garage. The Owner has currentlyplaced the project on-hold pending FAA approval ofproposed design height..

    Luis Muoz Marn Park, San Lorenzo PR

    The Luis Muoz Marn Park is located between tworivaling neighborhoods. The Mayor of the town of SanLorenzo wanted to create a park that would serve bothneighborhoods, aiming at discovering what united themas well as the fact that they for years have neverintegrated. The partifor the design proposed a wall thatdissolved itself, became soft and promoted convergencewith changing vantage points. The roof was conceivedas a heavy load supported by pillars (the burden ofmeeting minds) and the ever presence of the father ofmodern Puerto Rico, Luis Muoz Marn in constant vigil,give this park a profound sense of belonging. The parkincludes a jogging trail, tables for playing chess,checkers and dominoes and kids playareas. It is one offour parks designed for the municipal government ofSan Lorenzo (PR)..

    Kings Court Lofts, San Juan PR

    Kings Court take its name from its prestigious location

    on the Condado Area. The 25-story building includes 55open lofts, all different from each other. Conceivedoriginally as a Jenga tower, it developed naturally fromvarious referential sources. A blend of rich andinnovative ideas resulted in a colorful transparent/translucent prismatic tower, with offset volumes defying

    gravitational forces and establishing a pivotal icon at oneofCondados main entrances. The building gets itscoloring cues from the sky and the nearby sea hues,proposing three tones of blues and aquas as itsenvelope. At its base, the parking area is clad in copperfolding plates, allowing ventilation and filtrating light.Commercial spaces anchor the tower, responding toLoiza Streets hyper-trade commercial character..

    400 Lamar St. (F:A Offices), San Juan PR

    El Beauty, as our office building is known around our

    neighborhood, is located in the heart of Hato Rey, twoblocks away from Plaza Las Amricas. An abandonedhouse that once included a beauty salon on the rearapartment was converted into our offices, serving as a

    guinea pig project. We were able to shape an oldresidence into an efficient working environment bykeeping the original concept of separate pavilions whileintegrating energy saving features including an insulatedskylight, operable windows, a shading thermal frontconcrete screen as well as a recycled fluorescentlightbulb lamp. The project served to try out innovativeconcepts right in our backyard which proved us right..

    Ashford & Earle Hotel and Residences

    San Juan PR

    A&E Hotel and Residences was developed for theTrump Company. With an initial commitment from thereal estate mogul, the Owners set out to maximize thesites potential- the last on the market with substantialdevelopment potential facing the beach, left in theCondado area. Our firm re-submitted the previousOwners Land Use Permit for revision, obtaining an

    endorsement for a 210-key 4-star hotel to be built inaddition to the previously approved 39 luxury residenceapartments submitted in the original permit. Thedownturn in the economy forced the Owner to postponethe project for further review..

    El Pino Elementary/Jr. High-SchoolVillalba PR

    This new 650-student facility was designed in just 3months, including Bid Documents at a projected cost of$18mm. The school was designed for Silver LEEDcertification with an aggressive recycling and wastecontrol construction program. The El PinoElementary/Intermediate High-School officially startedconstruction on February 2009 on PR 151 (Km 2.2), onthe site of a former metalshop. The facility will be thefocus for a new community interaction and revival, asenvisioned by government institutions sponsoring theproject.The School is organized around three main buildings (orwings) housing several multidisciplinary uses. Thesewings frame the main plaza, center for interactionamong the younger elementary school students. Theolder students interact on open terraces on the secondand third floors. Administrative areas welcome students,staff and visitors on the ground floor, providing securityand overall control of the rest of the facilities. The

    Schools compact arrangement produces a highlyenergy-efficient building. At the centre of the building, atriple-height spinal ramp forms the main circulation routefrom the students plaza entrance to the south and the

    school levels and main entrance to the Gym building tothe north. This is the main hub of the building andincludes access to socializing areas..

    Columbus Village Cruise Center

    Columbus Village Cruise Center, scheduled to open in

    July 2011 (Phase I), will become one of the cruise-shipindustrys most popular Caribbean destinations.

    Located right by the berths in the recently renovatedPort of Mayagez (PR), the Cruise Center expects 100ship calls amounting to more than 200,000 passengers ayear. The focal point of the Cruise Center is the 300-ftstatue of Christopher Columbus by prominent Russiansculptor Zurab Tsereteli, overlooking the entireMayagez Bay. The Cruise Center, including the CruiseTerminal facilities, which can accommodate up to 4,000passengers per day, consists of a 20-acre campus

    Aguadilla Mall Garage, Aguadilla PR

    Aguadilla Mall is a thriving retail complex in the westcoast of Puerto Rico. Demand for parking has beenincreasing for the past two years as population has beensteadily growing in this large coastal city. The projectconsists of a new 4-level parking garage for 700+vehicles at a projected cost of $7,000,000. The buildingcirculation pattern addresses both entrances to the mall,

    regulating traffic flow in the most efficient manner.     The intent of this Project is to consolidate theFrancisco Coira, Juan Ros Serpa and ErnestoValderas schools to create a New Urban School

    from Kindergarten to 9th grade, unifying the sitescurrently occupied by Juan Rios Serpa andErnesto Valderas Schools. The project includedseparate buildings complex for grades K to 6th(Elementary School Section) and grades 7th to9th (Middle School Section) each with their ownrecreational facilities. A new community pavilionwas integrated into the scheme with an enclosedbasketball court, considering additionalmultipurpose activities herein.

    The New Urban School of Ciales (PR) has beenconceived as several facilities sharing a common

    goal. Entry and circulation patterns have beenstrategically devised to provide distinct andexciting approaches to an educational facility thatis inherently large by PR standards. With 900students, the new school needs to managedifferent scenarios while providing efficientteaching, schooling, dining, studying, reading,playing and resting activities.

    The design approach sought to integrate theseactivities within a large facility by breaking

    program needs into smaller precincts, whilestressing those uses that connected the differenteducational levels and activities. This way, ourbuilding starts to be carved out and rotated to

    allow for light, ventilation, vistas, controlledaccess and enlightening experiences whilelearning and carrying out a daily educationalagenda.

    New Rural School, Barranquitas PR.The intent of this Project is to construct a NewIntermediate School at a non-developed sitelocated at 152 Street, Km. 7.5 Quebradillas Ward,of Barranquitas. The New School will servestudents from 7th to 9th grades of the PedroLaboy School and the students of the area. Ingeneral, the project includes the construction of abuildings complex that includes, but not is limited

    to, Learning Studios Areas, SpecializedAcademics Areas, Special Services Areas,Administrative and General Facilities.

    The New School of Barranquitas has beenconceived as a compact institution that preservesmost of the site untouched. Entry and circulationpatterns have been strategically devised toprovide distinct and exciting approaches to aneducational facility that is inherently small by PRstandards. With 350 students, the new schoolmanages different scenarios while providingefficient teaching, schooling, dining, studying,reading, playing and resting activities. Thedesign approach sought to integrate theseactivities within a large single facility. Theproposed building allows for light, ventilation,vistas, controlled access and enlighteningexperiences while learning and carrying out adaily educational agenda.

    Expansion of Urban School, Toa Alta PR

    The Nicolas Sevilla School of Toa Alta conformsone of three schools in the area, being this onethe most prominent. This is basically truebecause of its location on top of a light hill withinthe residential zone. Also, the existing building isnewer than the other two. The proposed additionsubstitutes the existing administration buildingand gives the renovated school, its new look

    within the parameters of the Schools for the 21stCentury Program.

    The proposed track and field facilities areincluded as an alternative rather than an item inthe base bid due to the fact that the allocatedarea is not sufficient to locate a working certifiablesports facility as regulated by the Officialorganizations ruling the sports activities. Wehave included an alternate using the standard ofthe University of Idaho, which, although it

    includes the required distance, does not providethe certifiable geometry.

    The rest of the program components have beenincluded in our offer, using the existing one-storybuilding by the existing parking facility. Theseareas will be converted to the dance and musicinstruction areas, avoiding the construction of anextra floor, thus able to bring the project withinprescribed budget considerations.
